Commercial Flat Roofing in Hemel Hempstead

Serving Hemel Hempstead and west Hertfordshire, including Berkhamsted, Tring, Kings Langley, Bovingdon and Redbourn.

Maylands is the roofing story here

Very few towns of this size have their commercial property so concentrated in one place. Maylands Business Park runs along Maylands Avenue and its side roads in HP2, and it holds the large majority of the flat roof area in the borough — more than 650 businesses and over 20,000 jobs, from distribution operators through to Grade A office space such as the 140,836 sq ft Maylands Building.

The estate is not homogeneous, and that matters for specification. Prologis Park Hemel Hempstead and the larger distribution units are big-span profiled metal roofs with internal valley gutters — a different engineering problem from the membrane roofs on the office buildings, and one where over-sheeting and cut-edge work are live options. The managed centres run by Dacorum — the Maylands Business Centre on Redbourn Road with its 14 serviced offices and 23 light industrial units, and the Kylna Business Centre at Wood Lane End — are smaller multi-occupier terraces where a single roof covers several tenancies and a leak is several people's problem at once.

Multi-occupancy is the practical complication across most of Maylands. A roof above four tenancies needs a phasing plan, a single point of contact and a written programme before anyone gets on it, because the cost of getting that wrong is measured in service-charge disputes rather than in materials.

Large roofs, long spans and the gutters that fail

On the distribution and light-industrial stock the failures cluster in the drainage rather than the field of the roof. Internal valley gutters silt, the outlets block, water backs up above the level of the sheet laps, and it appears inside the building a long way from the actual defect because it tracks along a purlin before it drops. Gutter lining is routinely the highest-value single item on a Maylands roof and routinely missing from quotations that price the field area and stop.

The second recurring issue is deflection. A long-span deck flexes, and a roof laid to fall twenty years ago may now hold water mid-bay. BS 6229:2025 asks for a finished fall no flatter than 1:80 established from a level survey of the deck as built — which on a large Maylands roof is the difference between a tapered scheme that actually drains and a new covering that ponds in the same places as the old one.

Roof-mounted plant is the third. Office and production buildings here carry substantial plant, and much of the damage we survey was caused by another trade servicing it — new penetrations made without reinstating the waterproofing, and a worn path across the membrane where people walk to the units.

Building Regulations, and the case for doing thermal work now

Dacorum Borough Council is the building control authority, and the trigger is the national one: renovate more than half the roof surface, or more than a quarter of the whole envelope, and the roof becomes a controlled thermal element requiring upgrade to around 0.18 W/m²K by calculation.

On a large Maylands roof that is a genuine design constraint rather than paperwork. The insulation depth needed to hit 0.18 adds height at every upstand, rooflight kerb and plant plinth, and it adds load. Where an over-sheeting approach is being considered on a metal roof, the thermal calculation sets the spacer height — choosing the spacer first and discovering it will not take the insulation is an expensive sequence to have to unwind.

Where the work is notifiable, a contractor registered with a competent person scheme such as CompetentRoofer can self-certify and issue a Building Regulations Compliance Certificate rather than you making a separate building control application. That is a capability we look for in the contractors we introduce, not a registration we hold.

A modelled Maylands project

A representative scope: a 3,400 m² distribution unit off Maylands Avenue with a profiled metal roof, widespread cut-edge corrosion along the eaves laps, hardened and cracked fastener washers across roughly a third of the sheet, and two internal valley gutters backing up at the outlets. The liner tray and purlins survey sound.

The recommendation is refurbishment rather than replacement: mechanical preparation and a cut-edge system along the affected laps, systematic fastener and washer replacement, cold-applied liquid lining to both valley gutters with new outlets and overflow provision, and replacement of the aged GRP rooflights with non-fragile units while the access is up. The building trades throughout, and the programme is held to the warmer months because the coating has minimum application temperatures. A modelled example, not a completed contract.

Postcodes, connections and getting a quote

We cover HP1 across the old town and west Hemel, HP2 through Maylands, Adeyfield and Grovehill, and HP3 south through Apsley, Nash Mills and Bovingdon, and we work across the wider Dacorum area into Berkhamsted, Tring and Kings Langley. Junction 8 of the M1 is about five minutes from Maylands and there are direct trains to London in around 26 minutes, which is why the estate holds the occupier mix it does.

For a metal-roofed distribution unit, start with industrial roof refurbishment. For a membrane roof on an office building, commercial flat roof refurbishment covers the core-sample decision. Full rate bands are on the cost page.

On the Maylands distribution and light-industrial stock the work is largely refurbishment of profiled metal: cut-edge treatment along the eaves laps, systematic fastener and washer replacement, cold-applied lining to internal valley gutters, rooflight replacement with non-fragile units, and full cold-applied coating where the defects have become general rather than discrete.

On the office and managed-workspace buildings it is membrane work: core samples to establish whether the insulation is dry, then a liquid overlay, a recovery-board overlay or a strip-and-recover depending on what the cores show. These roofs are detail-heavy and plant-heavy, so the detailing is most of the job.

Across a multi-occupier estate the programme matters as much as the specification. We work to a written phasing plan with a single point of contact, because a roof above four tenancies with no agreed sequence generates service-charge disputes that outlast the roof. Where the same outlets block every autumn, a planned maintenance contract is a better purchase than another reactive call-out.

What a Hemel Hempstead flat roof costs

Maylands roofs are large, and scale changes which route is economic. Targeted industrial work — cut edges, fasteners, gutter lining — sits in the £25–£70/m² band over the treated area, and on a roof where the defects are genuinely discrete the treated area may be a small fraction of the whole. A full cold-applied coating across a large shed runs in the £100–£180/m² range. A mechanically-fixed single-ply warm-deck re-roof is £90–£160/m². Full bands are on the cost page.

The item most often missing from a Maylands quotation is the gutters. Internal valley gutters are priced separately from the field area and are harder to survey, so they get left out — and they are the defect most likely to put water inside the building. Ask for every gutter run, outlet and overflow to appear as its own line.

VAT is charged at 20% and recoverable as input tax by a VAT-registered business. Where insulation is added, it generally falls to the special-rate pool rather than the main pool, with the Annual Investment Allowance the usual practical route — confirm the treatment of your scheme with your accountant.

Frequently asked questions — Hemel Hempstead commercial flat roofing

Our distribution unit runs seven days — can the roof be done without stopping us? Yes. Cut-edge treatment, fastener replacement, gutter lining and coating are all operations over a closed roof, so the building stays weathertight and only needs an exclusion zone beneath the working area. Rooflight replacement is the exception, since each opening is briefly open, and it is planned unit by unit with protection below.

The roof above our unit covers three other tenancies. Who instructs the work? Normally the landlord or the managing agent, because the covering is continuous and repairing obligations usually sit above the individual demises. It is worth resolving that before a survey rather than after, since it determines whether you are buying a repair to keep this year's cost down or a planned re-roof that resets the asset.

Is over-sheeting an option on a Maylands shed? Often yes, provided the liner tray and purlins survey sound and the frame has residual capacity for the added load. It keeps the building in use and removes the strip-out and disposal cost entirely. It is the wrong answer where the structure is going or where the roof ponds, because a new outer sheet on spacers follows the geometry already there.

Will re-roofing trigger a thermal upgrade? If it covers more than half the roof surface or more than a quarter of the whole envelope, yes — the roof becomes a controlled thermal element requiring around 0.18 W/m²K, proven by calculation. On an over-sheeting scheme that calculation sets the spacer height, so it has to be done before the spacer system is chosen rather than after.

Other trades keep damaging our roof servicing the plant. Can that be designed out? Partly, and it is worth doing. Walkway protection on the routes to plant, properly detailed and reinstated penetrations, and a maintenance regime that inspects after third-party access all reduce it substantially. It will not stop a contractor cutting a new penetration badly, which is why the inspection record matters.

Nearest areas, and how to get a Hemel Hempstead quote

We work across the whole corridor rather than a single town, so if your estate spans more than one of these we can survey them together and price them as one programme — which is almost always cheaper per square metre than commissioning them separately.

To get a Hemel Hempstead quote, send the approximate roof area, what the building does, what is going wrong and for how long, and photographs if you have safe access to take them. Never go onto a roof you are not certain is non-fragile just to get us a picture — a satellite image is fine. We reply within one working day with a free condition review: an honest view on whether this is a repair, a refurbishment or a replacement, and a realistic cost band. Where a survey makes sense we arrange one with a contractor from our network who works on your building type, and you get an itemised written proposal naming the system, the manufacturer, the calculated U-value and the guarantee term.

We do not publish a phone number, and that is deliberate. A written enquiry with an area and a photograph gets a specific answer from someone who has looked at it. If you would rather talk, say so in the message with a number and a good time.
